What Is The Market Value Of Your Property?

The market value of your property is NOT:

  • What you want
  • What it appraised for
  • What your neighbor’s house sold for
  • What the county assessor says it’s worth
  • What Zillow or other online experts say it’s worth
  • How much it’s insured for
  • Your memories and treasures
  • The price of homes where you are moving to

The market value of your property IS what a buyer is willing to pay and what you are willing to sell based on:

  • Today’s market conditions
  • Today’s competition and the buyer’s other choices
  • Today’s interest rates and financing terms
  • Today’s economic conditions
  • The buyer’s perception of the home’s physical condition
  • Location
  • Normal marketing time
  • Showing accessibility
  • Motivation of those looking at your property
  • Ability of interested buyers to afford your property
